You’ve heard enough about taking advantage of social media to know it’s an essential part of growing your real estate business. But...

Where do you start? What do you post? How do you turn followers into future clients?

The good news is, there’s answers to these kinds of questions that’ll kickstart the results you’re looking for. And it all begins with the content you post + your Real Estate App.

It’s time to gain some followers and turn them into lifelong clients.

Why is social media marketing important in real estate?

Let’s be clear: social media and your App aren’t exclusive. Realtors can (and should!) use both as tools together to grow their business.

Think of your social media as an excellent place to find people who love the neighborhoods that you work in. With over 3.5 billion social media users worldwide, it can help people get to know you from your community, charity work, home resources and more. The average user spends 7 hours per week on Instagram alone, scrolling content they find educational, inspiring and funny. And yes, your content!

The problem is, social media isn’t the best tool for sustaining these relationships.

If you bring those followers into your App however, you bring them into your ecosystem and start on a longer journey of relationship building that can span a lifetime.

3 Content Strategies Using Your App to Grow Your Social Media Following

Think of your App as the macaroni to social media’s cheese: You can post engaging content to your social media to reach hundreds and even thousands of people in your network and beyond. Then, you can turn those followers into App users so you can connect with them personally (and secure them as clients).

3 Strategies to Use Your App to Gain Social Media Followers that Convert

#1 Tell the Story

The story of a home is not 3 bedrooms, 2 baths, open house this Sunday...those are facts.

What if you shared a listing from your app and posted "I've got a beautiful new listing: 3 bedroom, 2 bath and make sure you pop by my open house this Sunday so I can tell you the story of that kitchen remodel”...do you see how that feels different?

Your content should tell the story of what it feels like to walk into the home you have just listed.

Try this: Instead of posting hey download my app - write about why you love your neighborhood or ask your seller what the best thing about living here was?  Like, great restaurants, coffee shops or the community pool. Then say “If you love it here too, feel free to download my app and so you can search all the beautiful homes for sale.

Do you see how a story is going to get someone to lean in, get curious and want to take action like downloading your app?

#2 Educate Your Followers

You are a realtor and expert in your field - share that knowledge!

Think about all of the people you have worked with, all of the conversations that come up all the time...moving, selling, staging, lending...all of these things that get asked frequently fall into your area of expertise and are educational content.

It's the "If I get asked this one more time!" - boom there is your first educational post.

Try This: Create a simple "How to Download my App" post or a "How my App speed up your search" as a piece of content. Your app is a huge value add for your clients and an extension of your brand - so you want to make sure you are consistently using it as your CTA (call to action).

#3 Be Your Community Expert

One of the most fun parts about being an agent or broker is that you know your COMMUNITY. You know the best cup of coffee, the best happy hour spot or slice of pizza. And you can start highlighting that on your social media. The more you share, the more you will find that people will start to come to you for those recommendations and you slowly become what we like to call the "Digital Mayor" of your community.

Try this: Post once per week called Local Love or Friday Favorites and highlight the best of your community. Ask the owner a quick 5 questions and  tag them as well so they can share it with their audience as well and cast a wider net for you and the. It’s a win/win.

Have a pro plan? If so, make sure you send out Custom Push Notifications from your App so you can connect with those followers and bring them into your ecosystem.

Don’t forget you can grab your App Download link and your App QR code from the Marketing Tab in your Agent App Dashboard to add to all of your social media posts and bring leads back to you as the only point-of-contact!
